Depending on where you live - the average cost will be about 2000.00 give or take a few hundred.

This is why DYI is so cool the material cost is about 500 to 700 tops!

Good luck!

If you are painting a light colored wall using a good quality light to medium colored paint (American Tradition at Lowe's...about $23-25 a gallon), one gallon will do a normal to larger size room (14 x 12). If the walls are new drywall, definitely use a primer! Costs about 1/2 what paint does and you will only need one coat of paint. Be sure to buy a good quality roller (not getting a good roller can mean a second coat even if the quality of paint is good.....I learned this this hard way!) If you are painting the entire house the same color (or several rooms), buy the 5 gallon buckets...saves money. Also, the satin finish of American Tradition cleans up very well.

Real value is what the home sells for, not what somebody appraises it for, unless the appraisers is buying. I bet he/she wouldn't buy a home for what they appraise it for. Unless you are in a very fast moving market, If your floors, or ANYTHING look bad it won't sell for as much as if your floors looked good. Buyers will look at the floors. They will start to wonder how much it will cost to replace the floors and want at least that much taken of the price. If the the floors look bad they will start to look of other things that are bad, one thing can change the way they remember the house. The will remember the bad floors more than the good paint. If you were out looking at homes in today's market all the home were equal except one had crappy floors would you buy it for the same price? You your self said it would cost a few thousand to fix, you can bet if somebody makes an offer that will definitely come into consideration. If I was representing the buyer you bet that would be my advice. I wouldn't go out and by top line flooring, but if your home doesn't look good it will be reflected in the offers, if you even get any. As far as an addition on value for appraisal depending on the how they appraise the home will make the difference, but type of floor while be taken into consideration, anything that could be considered damaged could also be taken into consideration. ADD: Leo F said: "with no unsual circmumstances." a $100,000 home selling for $200,000 would qualify as unusual (correct spelling) so I don't tink that is a good comparison. Being an appraiser you would understand there can be more to an appraisal than just CMAs. If their is no similar home that has sold in that area, then there will no comparables. You will have to use other methods to determine the appraised value. Once that home sells it will help to determine market value for other similar homes. And yes new flooring or flooring in good condition will have more market value than flooring covered in paint which is how the original posted described their floors. High end flooring will also have more value than cheap vinyl, but depending on the rest of the homes that is up against you can only get so much.

Figure out the wall surface area in your house. On the can of paint it will tell how many square feet it will cover. Use those figures to figure out how much the paint will cost you. Add a little extra for supplies and you'll probably need a little more paint than what you think.

The cost of the paint will vary many upon who makes the paint and what grade of finish you want it to have (flat, eggshell, satin, etc). I personally like to use satin. You don't see your mistakes nearly as easily as with flat paints.

Also I recommend investing in a good paint roll squeezer, you'd be amazed at how much paint you loose if you don't squeeze the paint out of your roller before cleaning it.

1 gallon covers about 250 sq feet with one coat. Count on 2 coats, 3 for a dark color and 3 coats of any color if the drywall is fresh. Last summer my husband and I painted a house twice your size, new drywall and we went through about 45 gallons which included all wood work and 32 interior doors. Best of luck and enjoy the finished product!!

If you are doing the painting yourself, you can get by pretty cheap. If you use good ole Walmart brand paint @ $ 13.00 a gallon . You might be able to get by with 10 gallons.
