The total empty floor space is 4600 sq.ft., but I factored in 1500sq.ft. for the kitchen. Comments on kitchen size would be nice too. Also, if lobby area is added and bar area, I suppose the total square footage would be down to about...2800 sq.ft.? Any suggestions and comments would be appreciated. Thanks!

What are local fire codes, seating is also related to egress.

However, here are some tips:
Following is information to help you calculate the amount of space needed for your event. Please refer to the Table Product Page for information on seating numbers for various table sizes. Seating capacity may vary depending on style of event or type of table service.

Chairs should be set approximately 2" away from table to allow maximum seating. Always allow a minimum of 2' for an aisle between chairs when setting several tables in an area. Setting tables approximately 5' from each other will allow aisle space.

Given 2800^2 and round dinner tables as the sample, then you could seat 280. But this is PACKING them in. Set up four tables with chairs, set tehm up as you would like them in your restaraunt, measure the area. Or,scale something and lay it out, perhaps you want more room, more elegance, rectangular tables, less seating per table. Could you provide more detail please?

depends on theme and positioning you want to do. Ideally with 2800, u should get 100+ seating capacity with decent spacing. Congested fitting could get you 125+
