Wait until about 3 months before you want to move. At this time the home market prices are declining so that is to your advantage and waiting will only mean they might go down more because I do not see the economy picking up in the future.
It is not too early to start looking for a real estate agent. Try to find a good one who you can use as a "buyers agent". Never use the same agent as the sellers. Real estate agents can be very dishonest so you should try to find people who have had good experiences with agents and call the agents and interview them to find one you want to work with.
It does not hurt to look at houses now so you get more of an idea what you want but be sure to tell the agent you are looking and won't be buying for some months - if the agent is good the person will steer you to some good homes for a look. If they do not have time for you then find another agent who wants to work with you.
Also, you may want to get pre-qualified for a home loan so when the time comes you are ready and things can be expedited. You can search for loans on line and you can also ask the agent

Start looking now simply for the experience so that when the time comes you will know your prices and know more about the things to look at before you buy such as plumbing, electrical, foundation, roof etc. Also well worth the money to hire a private home inspector to check out the entire house before you make any final decisions. They know how to find stuff that may be costly to repair that you or I would never find much less even think about. Lots of times you can use these things to bargain the price down by quite a bit if you really want the house anyway.

You can look for a new home whenever you feel like and when you have time. When you find your dream home, buy it. You can move to the new home any time before Aug. 31 2007. provided you notify your landlord and sublet your apartment to a new tenant (subject to your landlord approval, which he cannot arbitrarily withhold.) If you have to move after Aug 31, you also notify your landlord and remain as a tenant for a bit longer. He cannot evict you without reason at the end of your lease term if you pay rent on time and are a good, quiet tenant; however, you may have to pay an increased rent after Aug.31. 2007. First, you can easily get out of your lease when you buy a home.
I found my house in January, and closed in April. It was a foreclosure, so the bank was willing to wait. My lease was up in May.

i think you should definatelyu go for it....look now, some times it takes a while to find and to go thru the mortage process....its never to early to start....
the key is not to pay anyone elses mortage anymore....
