She sounds like a high energy dog. A good long walk helps calm them down, letting them out to play in a nice sized yard, running, the things you usually do to calm a human kid down. Lots of exercise. That's what she is, a four footed kid and most kids are energetic.
Chances are though, she may not calm down, but with guidence and well training she might. I don't know that much about the breed. Your best bet is to ask someone who raises and shows that breed of dog. They could give you a better prospective of what could possible take place. Your local Kennel Club could probably put you in touch with a local person.

Please don't buy ANY puppy from a pet store. If you do you will be supporting puppy mills.
Either find a serious, reputable breeder - try the AKC for a list of yorkshire terrier clubs in your area or adopt a rescue dog.
In your situation I would say an older dog that is already comfortable on a leash would be a better choice. You may get one via the clubs - sometimes a puppy kept for show may not turn out as good as expected or a showdog may get retired.
Otherwise adopt a yorkie from a shelter

Chances are zero to none - plus you will have many more problems with health issues! NEVER buy from a pet store, they get all their stock from puppy mills & backyard breeders. NO reputable breeder would sell any of their carefully bred pups to anyone just because they meet the price - think: would you hand over your child to a stranger for money?
Go to www.akc.org & find a Yorkshire Terrier club nearest you. Buy from a breeder that tests & certifies their dogs from genetic defects known to the breed to best ensure a healthy pet for life. This is the best way to get a dog, and the breeder will always be happy to answer any questions you may have throughout your pets life.

she might just be hiper because a whole lot of stuffwas probably going on in there. NO OBEIDIENCE SCHOOL!!!
dogs are never the same and won't see you as it's master. it will think the person that trained it is and will think it's your master. anyways once you get home she might be a little hiper at first but should calm down

The active dog needs room to be a puppy. It does not sound like you have room for her to run around in a backyard. The other dog's temperament seems to be more suitable to your environment. Are you getting the dog to impress your friends, or looking for a pet to provide unconditional love?

in my experience allot of dogs from pet stores are nutty bc they are in bread at so called puppy mills--- use your head not your heart- DO NOT BUY FROM A PET STORE
contact your local spca, or the like-- or vet that can put you on to a reputable breeder--- you will get a much better animal
IT WILL NOT CALM DOWN ONCE YOU GET IT HOME--THAT'S JUST A SALES PITCH!
