I have found that its originally a real estate term that is now widely used, but I am wondering who is credited with saying it first.

The biggest real estate agent in NY City!

It is assumed that this saying comes from New York City (where real estate values are high). The saying was popular in the home selling business in the 1950s and probably comes from a non-New York realtor.

I'll guess it was Donald Trump, since we're talking about who's who in real estate.

It's the real estate term for the 3 most important things when you want them to sell your house. I'm sure it just sprang up and said it all so they all use it...............

the term came from Florida. They wanted to attract a large population so they stressed the sun, beach, and tropical landscape.
