there's a good book out, i think the title is "the owner-builder handbook" or some variation of that. be prepared for a lot of frustration, and be sure to coordinate the different subs, i.e. you can't put stucco on until hvac, plumbing, electrical, and carpentry subs put all utility penetrations and doors and windows in the exterior walls. it is extremely necessary to at least know building systems and components in order to have intelligent conversations with subcontractors, and above all, make sure subs are licensed and insured. if an employee gets hurt and the contractor doesn't have current workman's compensation, you could be on the hook for the medical bills.

it can be a hassle there are tons of tradespeople out there so you have to choose well, you also have to be very good at scheduling and know the building process to schedule the trades in a proper and sensibile order, you dont want to schedule drywallers if the mechanical rough ins are'nt done etc. There are many things to consider as far as proper scheduling, as building a house is trickey and the money you save may not be worth the time or the hassles of acting as your own general contractor.

Sub-contracting the project can be difficult. You have to get bids from multiple contractors, and decide who is the most economical, and will get the project done in a timely manner. My suggestion is find at least three different contractors, and get bids or estimates. Also, check with these retail stores: Lowe's; Home Depot; and Spenard Builders Supply, and get estimates on materials for the project.

Get everything in writing especially any changes. 3. don't hesitate to ask to see his previous work. 4. Try to bargin w/people like1/2 down & 1/2 at completion. 5. always have compltion dates fm ea contrctor. MOST IMPORTANT talk to people in your area because codes are different everywhere. People who have subbed out their own home.

In case you know what needs to be done and only looking for a cheap labor put add in area where Polish community lives. You save yourself some dosh and also peeps in Eastern Europe do this back home themselves so they are bit skilled this way.
