I need help from the PRO out there to tell me abort rountine maintencance

Routine maintenance includes duties that are performed on a regular schedule, with the idea being that the tests, measurements, and observations made will detect a problem before it gets out of hand.

If the data DOES lead to finding a problem, and the probelm is corrected, then it can also be called Preventive Maintenance.

Some things, however, are just routine, though. These would be things like a bolt that needs to be periodically retightened to a specific torque because normal wear-and-tear loosens it. Or adding lubricant to a bearing, because the old lubricant becomes less effective over time and needs to be replaced.

Manufacturers will often include things that the consumer needs to do to keep an item operational for the long term, including when to do certain tasks. This information is typically found in the instruction manuall that accompanied the item. Other parties (like service facilities that repair items) might give you a different maintenance criteria ... this can be based on their knowledge that the manufacturer's information is incomplete, or on the fact that they don't necessarily repair something to the standards to which the original item was manufactured.

Routine maintenance, normally laid down by the manufacturer - is the inspection, observation, testing etc The resulting inspection is then used to carry out maintenance.
Take a car for instance. Before you drive it you should check tyres water in cooling system, lighting brakes etc. After certain miles or time the car is inspected by mechanics who change brake pads, drive belts change oils etc. This prevents breakdowns. This is routine maintenance or preventive maintenance.
