Its a good size space with good lighting, plus electricity already. There will be no loud music but kids playing.

Don't forget extra heavy duty, extra thick padding under the carpeting, or you will go nuts from all the thumping and jumping.

If you do not have dry wall then yes you need that and a good insulation behind it. Make sure there is a good amount of ventilation. I did an attic in a Tudor style house. We used a Gable as an add on to the roof. This gave a nice window and a lot more light. You can also use wood paneling like Knotty pine in parts of the attic. But you must insulate. Attics get very hot in the Summer so they need ventilation and they need air conditioning. They tend to stay warm in the Winter so a ceiling fan is a good idea. You will have to prime and paint dry wall. If you install it yourself get a good video on how to do it. Otherwise hire a good licensed contractor with references. Beware of Home Depot and Sears.Their Sub-contractors are cheats and liars they have high prices and often do poor work. Home depot will do nothing to help you.

The kids walking around up there will disturb you unless you put in a good floor with some padding and carpeting. You could get away without drywall on the walls if you don't mind how bare rafters look. I think that you'll be happier with the results if you finish the walls with drywall. Doing that will increase the value of the property. One thing to consider in all this what will doing any of this do to your property taxes. I remember hearing that if you increase the living space of your house will mean you pay more in property tax. Check with your local officials.

Run your outlets to code, then insulate - leaving adequate ventilation for the the rafter space; then hang your drywall/sheetrock. put down a good insulation under the foor to quiet it down a bit from the kids and you are good to go. my wife and I just did the same thing last month.

finishing it, with insulation, will cost a little more, but will look better, and increase the value even more.
