Need Manhattan apt, 2 bdr, 2 ba. Prefer upper west-side but will consider other areas like downtown. Nothing too fancy but would like space, say 1000-1200 sf minimum. How much do places cost now to rent per month, or buy? Lease would be 1 yr. Again nothing luxurious/fancy but good neighborhood AND SPACE. Old bldg OK too. A "regular Joe" kind of place.

Wow going through an old question. Finally settled on Upper East Side, 2BR/2BA, 1200 sf in decent building ends up costing around $7,000 per month in 2016. Average sale price for this type of apt around $2MM. Nothing great in either case (rent or buy). Forget the suburbs, I have friends who commute and they are miserable spending hours on the train each week plus tied down with miserable homeowner errands on weekends.

I pay around $3000 per month for a 700 square foot one bedroom apartment in Manhattan. You can, if you're lucky find a small two-bedroom place for that price. More than likely, you'll get what should be a one bedroom apartment with an extra wall, making it a two bedroom apartment.
Don't get me wrong, there are deals to be had in Manhattan. These usually come with sacrifice. You may be able to find a two bedroom apartment for $2500 in the Lower East Side or Hell's Kitchen. They may not be your top pick for neighborhoods, but it's the age-old question: which is more important, size or location?
Either way, if you're looking for a decent two bedroom apartment in NYC, I would go to Brooklyn. You might be able to find something quite nice in say, Carroll Gardens or Boerum Hill and you'd be closer to a lot of things in Manhattan than if you actually lived in Manhattan proper.
Also, keep in mind the broker fees... You can find no-fee listings and they save you a ton of money. That may free up some cash to help you get the apartment you are looking for.

By looking for a place with 2 bathrooms, you basically aren't asking for a "regular Joe" kind of apartment anymore. More than one bathroom is pretty much a luxury thing at this point.

Average sale price for a 2 bedroom: $1.54 million
Average sale price for a 3 bedroom: over $3.55 million
Average sale price for 4+ bedroom: about $10.6 million.
Average sale price of a co-op apartment was over $1 million.
Average sale price of a condo was $1.57 million.
Average sale price of a loft was $1.7 million

per month rent for a dumpy little apartment without rent control can be rather expensive close to 1800 an month. Large apts 1000 sqft can run in excess of 5 to 10k depending on location. You could rent a house in the out lying suburbs for less than 2000 an month and have a piece of property of around 1/4 acre or more. Try the listings for Westchester/Rockland, Nassau/Suffolk counties for rental info.

Ya man you didnt seem to do your homework here. I think you d be paying for the Upper West Side 2br, 2000sq.ft, not sure about 2 bathroom, so hang that up, around $4900/month. You can buy probably for the 965,000+.
Maybe you should stay in Kansas, man.

A 1,000 sq. ft. 2-2 (if you can even find a 2 bath that size) is huge by Manhattan standards & will probably run more than $6,000 a month anywhere below 125th St.

You can also look at anchornyc.com there are a ton of apartments on their web site...however keep in mind that a 'flex 2br' means a 1 bedroom that can be converted... there are a few apartments 2br / 2ba on there for around 3,000 a month around 800sq ft....
