Check you contract with the leasing company. I am almost positive that tinting the windows will be ok.

No you have to keep it in same condition, doesn't seem fair, since you are paying for everything anyway,but they will charge you extra at the end of lease

Your car needs to be returned in original condition.

if you do you better have the tint removed and glass cleaned before you return the vechicle.
