Call the landlord/property manager. It is their job to make sure the place is safe, reasonable, and quiet. If the landlord does nothing, call city code enforcement office, tell them what is happening. They will take action thru the proper channels.. If you just call the cops, you may just be making things worse for yourself as they may retaliate. The property manager should be able to handle this matter so that it appears as a general complaint, without revealing that you were the one complaining. That is if the manager/owner even cares. Ask a neighbor if they have noticed the same things from those tenants, and ask them to complain too. There is power in numbers. If all else fails Talk to a real estate attorney. They can advise you on which steps you can take to remedy the problem. Sounds like there's a clear cut case of improper management. In my city, all property managers can expect frequent, unannounced visits from code enforcement, and state health inspectors, to put scumlords out of business!

If You want to avoid confrontation, and keep the peace per say, Write them a note about Your concerns that is to the point and friendly (not rude) and leave it on their door when they are not home. If this doesn't help...call the land lord. If that doesn't help....call the po-po. ( cops) They will take care of it after You have make these other attempts. If You go there, more than likely, they will be very defensive and rude & probably very angry. Like You think You are better that them. I have had these problems many times. I'm basically and expert on the matter!!!! If You try and make friends w/ them they will just make excuses and the probs will not end. And then they probably will start using You. You need to speak to the management in writing stating your complaint. Ask that they put a stop to it. and ask for a written correspondence with your manager to let you know what they are doing about the problem. If it doesn't change the problem ask to be moved to a unit on the other side of the complex. It is their job to handle the bad and disruptive tenants in the building. As long as you have been a good renter there shouldn't be any problem with this request. Do not confront other tenants yourself you will only bring bad feelings and your own anger and frustration. People sometimes like to retaliate. Don't take that chance. P.S. Keep all of the letters to and from your management in case you have to bring this to court.

Keep a log of the disturbances and note the date and time of the incidents. Call or write the landlord and ask what he can do to alleviate these behaviors.
If you have a lease, read it again. Are there any circumstances which might void the lease for the neighbors?
Call the fire department and report the lit cigarette butts. This can cause a fire and is a nuisance.

Sometimes as mum and dad we're ignorant of behaviors that don't seem to be as socially appropriate as we could like, like sharing. Watch how your son interacts with different little one in quite a lot of instances to peer if he is aware the thought of sharing and gambling good with others. If Emily likes gambling along with your son I see no damage in it, so long as she stocks and is a well function mannequin being as she is the older little one. Having anybody to play with makes lifestyles extra amusing! Since you're absolutely disturbed through the feedback of your neighbor, I say, simply do not enable her niece and your son to play in combination once more, and if she asks why, be sincere and inform her you did not like her feedback. Even if they're real, the way in which they have been offered was once impolite! Good success and God Bless.

The trash is an issue for your landlord. You'll never get them to stop letting their kids run around all night.

Let your property owner know about the problem and if it continues to happen call the police next...But NEVER approach them yourself that would be a disaster, think about it, people who would be this inconsiderate and careless would have no qualms about getting into a big fight with you, if you knock on their door.

You need to make a point to meet them and "befriend" them as best you can. People are more likely to try to be considerate of those that they think of as their "friends."
If they continue even after you have befriended them, then at least you can ask them "friend to friend" to be a little more considerate. They may think nothing of what they are doing and can't imagine that it would bother anyone. Go figure.
