Think about it, if you did get a loan and you have no savings, what will you do when the well needs a new pump? What will you do when you need new pipes? What about replacing the roof? Even a modest home, a roof starts at about 35 hundred dollars. Homes cost to run and maintain. I know it sucks to rent, but what if you OWN and cannot manage? Save first.

There are loans available that require no down and cover your closing costs. If you're in California, I can refer you to someone who does that.
Otherwise, contact a mortgage planner. It is free to have them look at your credit and income to see how much you qualify for. (You may have to pay for the credit report - $30 or less.
Mortgage planners also help you establish a better credit score so you can qualify for better loan rates.
