Make a clean break, it won't work sharing the flat.
One will get jealous if the other one brings someone home (most obvious reason).
If they are under the same roof they will end up back in the same bed & then it will start up over again - then break up again & so on.
Maybe she won't want to share the spare room. Maybe she might want him to move out.
Best thing he can do is sit down & talk it out with his partner

I think that would be a slap in the face to her. Ok I am breaking up with u but u can stay here and we can be "friends"........hmm not after 5 years, I don't think that would work. Not only that........would your friend really want her staying there after a split? If she doesn't want to split up it's very hard for that person to switch from a lover to a room-mate. As far as the lease goes I do think he should be responsible for living up to that commitment as he is the one asking for the split, it's not her fault. If anything one thing he could offer is for her to stay if she wants and him to move out. Either way he should try to make it as easiest as possible on her.......split-ups are not easy.

Dependant on the reasons and there is no way back, I would ask her to leave, if its his flat!
If its shared then I presume she wouldnt leave without a fight, depends how messy he wants things to get.
If he can afford it either boot her out or find somewhere else and leave her to pay all the bills!!
I had the same situation a couple of years back and she moved out on her own accord and I had the flat to myself for 2 months, best 2 months of the time of my life!

If she is paying half the rent, let her stay until he finds a roommate. But if she is not contributing to the bills @ all, kick her to the curb

one of them have to leave. and it doesnt necessarily have to be her, hes the one with the issues the least he could do is let her keep the place
