Maybe you have allergies. See your doctor and I'm sure he/she can do some tests to find out and perhaps prescribe you some allergy meds.

I started getting this when I was in my late 30s. I use Berts Bees eye cream, or Kiss-my-Face eye cream. Both are good and cleared up the problem.

This sounds like eye allergies. Ask the Dr to reccommend a prescription eye drop ( I can't remember the name)

Buy an air filter and a good vacuume... It is the trees. Oak pollen is a beeatch

Try an anti allergen like benadryl
