Needed to have my dad's name on the house because my credit was bad...now I want nothing more than to have his name off! I live in Lexington, KY...

You would have to have a Transfer of Land from All of you to you alone. In other words, they would have to sign off. If you have a Mortgage, the mortgagee would have to be notified. There could be land transfer tax involved as well. If they have debts (executions against them) they would have to be paid prior to the Transfer of Land.

Either paint over it of you will have to have them both sign it over to you. That is if the house if totally paid off with no kind of lien on it. Contact a lawer for more info.

Ask him and her to sign a 'quit claim deed' denying any interest in the house. If they are on the mortgage lien then you'll have to refinance in your own name to remove them from the mortgage. Good luck.
