That's very very simple. The foundation. Watch the movie the Money Pit with Tom Hanks and you'll understand why. All of the rest of the house can go bad, but as long as you have a good foundation it can be saved. If the foundation is not done correctly the whole house can sink or warp. Then the entire house has to be jacked up, a major undertaking, the foundation fixed, then set back down. Easily the most difficult thing to fix is a bad foundation. It many times will cost almost as much to fix a bad foundation as it does to build a new house and tear the old one down.

That is not true for most countries it is cheaper and stronger to build with cement and bricks etc. In the USA it is cheaper to build with wood but it is not stronger and will not last as long as a masonry build house. I personally know I have renovated both types and my current home is build like a bomb shelter and it is 65 year old masonry house,if it was wood it would have all been rotted and collapsed from neglect. Also some countries have bad termites problems and even states in the USA that the homes must be build out of masonry because the wood would be destroyed in a short time by insects

Everything is important. You need to get the best contractors available to you. You'll regret it if you try to get by cheap. I had a room put onto my house with what was supposed to be a basement bedroom underneath. I had a friend of a friend dig and put the block in the basement. We ended up with a basement with a 5'10" ceiling and a step up to our addition that we weren't planning on..threw off the whole design..the stairs had to be redone, and the whole house had to be readjusted. Every part of building is important down to the trimwork. You need to be very picky and don't be afraid to say something when you aren't satisfied.

All parts of building a house are important. It depends on your perspective. Do you want an answer from a construction practice view. Or from a building materials point of view. Or do you want peoples opinions on layout and design? Add a little more info and I'm sure you'll get plenty of answers.

The foundation, if it is bad it won't matter how good the materials are that you build the house with.
