$800 to $1000 a SF WOULD BE 3 MILLION?!?. I think the early post was mistaken. Residential average is about $75-$100 a square foot. That is an average house remember. If you are looking at commercial property you are talking around $150/sf . It also depends on where you live. This is an example is from my experience in the south. Is this what you are asking for? You don't say what type of heating, sounds about right for a forced air system, way too much for a hot water radiant system a second furnace for heat would mean a second unit for cooling too
