i was just getting out of bed when i heard some one yelling out side my front door fire fire so my brother opened my back door and the fire came pooring in so i gently closed the back door grabed my dog and my bro and got out safe well glad im alaive but fire was caused from faulty wiring well it was bad so bad my home is not livable what are my rights as a tenate is there any body out there that knows?

Call the housing authority. You don't have to be on section 8, they will help you! But, it is always smart to get renters insurance. It's very inexpensive. Always get more then what you need. That way they will replace everything you've lost.

Okay ... it's already been said, but just in case someone sees this answer that didn't know how important it is ... IT IS ABSOLUTELY CRITICAL THAT RENTERS GET RENTER'S INSURANCE. It's not that expensive, and if you find yourself in this situation, it's a whole lot cheaper than replacing all your stuff out of your own pocket.

Anyway, you really need to check your rental agreement. The lease you signed will likely have a clause in it about acts of God and other potential disasters which limits the liability of the leasing agency. However, you will want to see the fire inspector's final report to find out if the fire was avoidable by reasonable maintenance of the facility, to include the electrical conduits and lines. If maintenance of the facility is the responsibility of the leasing agency, and the wiring was found by the fire inspector to have been neglected, you may be able to work something out with them. The deal is, the fire has to have been avoidable. If someone tampered with the wiring and caused the fire, the leasing agency is not responsible. You must go through your leasing agreement to find out what they are and are not liable for, and you have to get a copy of the fire inspector's report if you want to have a hope in hades of getting anything out of the leasing agency (they tend to be very stingy with cash). You may also want to look through the report for specific mention of whether or not the wiring was up to current building codes in your city. If the wiring was out of code, the leasing agency may have been negligent. However, if you manage to get the leasing agency trapped in a corner on this, other residents will also, and you may discover that you have a new leasing agency soon. They change like leaves in Fall when potential revenue losses like that appear on the horizon. I would like to tell you to go for it and get yours and all that, but the most likely situation you will find yourself in is the one where you wish you had renter's insurance so you could have replaced all your damaged stuff. Sorry.
