I think the cheapest place I had been to during my 6 months stay in California would be El Centro. It is 1 hour drive from San Diego. Though its a bit hot there. San Diego's temperature today is 58-67 degrees Fahrenheit, while in El Centro , it is 59-87 degress Fahrenheit. The nights are usually cool.
I know the rentals but not buying houses. I had been to San Francisco, Concord, San Diego, Alisso Viejo, Irvine, LA, Camarillo & El Centro. The rental of 1 room in other places is $1,000+++, though in some parts of San Diego, like National City , there are still some which is around $700.00++ for 2 bedrooms, but La Jolla is also $1,000++ for a single room . It is only in El Centro that I saw a 3 bedroom house even with big backyard, 2 restrooms/comfort room that cost $900.00. I had stayed there for 2 weeks at my cousin's place and the community they stay is also nice. One thing nice about it, they have the 24 hour Walmart not found in other parts of California & they have wide range of food.
Corona, California is also a bit lower than LA. Majority of those who transferred there are from LA. Cost of real estate is still lower.
I suggest that you see suburban places. They are lower than the famous cities.

Somewhere out in the middle of the desert. I'd shoot for Blythe or Barstow or some other place where God forgot to give them teeth. Cheap and nice no longer exists in CA. You could put your money towards a one bedroom condo and then you'll only have a 100k mortgage.

Sad but true...
