My house is 4 years old. Last week water started coming out of my dining room light fixture. Long story short, the joint was never done correctly, was weak, and finally gave out. Builders suck! Anywho...how long should I let everything dry out before I repair the drywall? Yes the plumbing is fixed, no more leaks. I am more concerned with the after effects...fixing drywall, mold, weak floor boards. Should I be concerned?

I would cut out all drywall that got wet (especially if it was wet longer than 72 hours), apply a fan or heater to the area and let dry out for at least 48 hours.

Before turning the heat/fan on... Head over to your hardware store/home improvement place and pick up a mold preventative spray. Fairly common stuff.

Let this all dry out and then re-drywall.

Your floorboards should be fine... just let them dry.

And, when mold is involved, you cannot be too careful!

Yes, most builders have good skill but they are only in it for the money and choose to skimp on quality in some areas. Did they go through the top to fix it or beneath in your dining room? Just keep air moving on it. If the drywall feels brittle or you can indent it easy with your finger nail, its too wet. I'd be on the safe side and just replace what got wet. But thats just me and I like to overbuild and do more than whats generally needed.

You should re-place all materials that got wet. They will mold and warp anyway. Cut the drywall out and put a new piece in. It doesn't cost much. Go to Lowes and get a broken sheet it will cost pennys. Thats only if you don't have that big of hole to replace. LOL Good Luck!

FYI when you do cot out the bad piece clean it by cutting both sides of the butt joint at 45 degree angles before taping and muddling.
