ok, i recently moved into a new house. Being an eighth-grader, i REALLY don't know if my owner is unfair or not. I heard my parents talking about it, and got a bit worried. This may sound stupid, but i really am. Sooo.. one thing i've noticrd is that we do NOT have cable on our TV. We ordered cable, and the TV guy came to our house to get it in, but he said that thecord coming out of the wall was too short and that we would have to lengthen it to get cable. we asked the owner to pay, because SHE was the one who had cut it short, but then she said it was OUT responsibility, so that we should pay, since we live in the house now. and yesterday, when three blinds on our windows fell off, and last week, when the microwave practically exploded on us, with a broken handle, and we noticed that six (!!!) of the upstairs lightbulbs were burnt out, the filter system on our AC was dirty, and last but not least, the shower door fell on me. and it's HEAVY. she's refusing to pay for all of it.unfair?

As far as the cord for the cable your parents will have to check the lease on that one.If the lease states that the house comes with cable ready outlets and the landord is the one that cut the cord she is responsible for replacing it.
The blinds came with the house and in the lease it usually states that the tenants(your parents) are responsible for the minor repairs.

You mentioned the microwave. If the microwave came with the house then your landlord is responsible for replacing it.

The lightbulbs are a tenants responsibily to replace at their own cost.

The air filter on the ac system is also the tenants responsiblity to replace at their own cost. the correct size is written on the side of the filter. depending on the type of filter your parents buy will determine how often it will need to be replaced.the cheap ones (blue) have to be replaced every thirty days.

If the shower door is in need of actual repair it is up to the landlord to have it repaired due to safety issues.

Don't even know if you live in the states or abroad. But.......there are certain things the renter is responsible for. For one thing it is totally unreasonable to expect the owner to replace light bulbs...c'mon get real. Your parents can't replace light bulbs? And the cable hook up, that is the renters responsiblity too, the cable company will put an extension on (here in the states anyway) the cable is the renters' choice to have, it is a personal decision on their part. If the window treatments need replacing, the shower door, microwave ( if it is the built in, over the range type) that would be the owner. Now the furnace / AC system I am not quite sure about. have mommy and daddy check the lease.

Sounds like your family is renting this house. First, certain things are up to your family as renters to pay for, like light bulbs and air filters. If the microwave was broken, why were you using it to begin with? Just get a new cable for the outlet, the cable company should provide that for free. The shower door however, is your landlord's responsiblity. Your parents can look up the housing laws in your state and make your landlord be responsible. Why are you worried about this? If it is truly bothering you, speak to your parents, you shouldn't have to deal with it.

it sounds like to me that things just need fixing around the house....light bulbs are the responsibility of the people living in the house, cable is an option and if you want it you should pay for the new cable and if it is such a big deal then when you move you can take it with you since you paid for it....the blinds just need screwed in tighter or replaced which since they won't do then keep the old ones and buy some new ones and take them with you also when you leave....as for the microwave, i have never heard of renting a house that came with a microwave so i would store the old one away and get my own and when i left put the old one back......the air filter should of been changed before a new tenant moved in but since it wasn't it is also the tenants job to keep them cleaned!!

Your parents need to check thier lease... then I suggest they get a lawyer... When someone rents a house unless it is said otherwise in the lease the owner is responsible for anything that breaks.

In some cases yes. She should make repairs but cable TV is on you.

does owner mean landlady?

well if it does she has to pay for those things, if you signed a lease to rent the property check what it says on it, your only using obliged to pay for rent, electricity, water, but if things break on there own its her responsibilty. Im sure you can sue if she doesnt keep to her half of the bargain and you can refuse rent payments.
