I had two sexual encounters that I regret. And now I am "seeing" this person just for sex. How can I avoid it? I do have feelings/urges , and at the same time I want to be "pure" and wait for the lady I will some day marry...Please any advice...

Once in the habit it is hard to go back...though not impossible. It is natural that you have these sexual urges and somewhat unnatural to suppress them. With that said there can be merit to sublimation which can acquire one a desire of exponential gain.
If your choice is to abstain for your true love this can be done. First you must affirm the desire within yourself to do so. The only reason you are not able to abstain is because a part of you does not want to do so.
It is hard to explain why we can do some things and not others. Our will comes from a place we cannot put our finger on. I suggest some prayer as it among other things helps us to focus our spiritual desires over the worldly.
Best of wishes on this trail. Know that these experiences are not without worth. They are testing you. If you falter just pick yourself up and try again. God sees our struggle more than our failures.

Ditch this "urge", because if you keep this up, this will prevent you for meeting a decent lady in the future. The girl you're with now may be attractive and sexxy, but is she going to last? Or is she just a play-thing? Think about it for awhile, and then decide what you think is best.

Is the person that your having sexual relations aware that this relationship is just for sex? If not, then this is the first step to recovery, tell this person how you feel. They my be the one that you are waiting for

You could try masturbating like every other hormonal male. Or you could tell her "I don't think this is working, its all about sex and I don't want to hurt you." or something along those lines. But come on, yeah it feels good, and yeah its fun but its not that hard to control yourself if you want to.
