Great idea if you could choose people of your political persuasion because their whole profile is characteristics of their party affiliation. Seems like some of your answerer's know what they're talking about when they say you can't. What a crock! Landlords can refuse renting to people who have a DOG, or a CAT. Why don't you try, (covertly) to find out what they are, & if republicans, very nicely suggest that when they have on the dishwasher, they mustn't turn on the lights or the circuits will break, don't put anything but fluids in the garbage disposal, there's a plunger in the closet if they have any trouble with the loo, & the shower head automatically shuts off in 2 minutes etc.--all very helpful but casually mentioned. You can probably think of more. Just don't overdo it!

First of all, since when are registered Republicans "extremists"?

Second of all, since when is it ethical to base admittance to an apartment on a person's political beliefs? It's not like Republicans are more likely not to pay bills or something. I guarantee you that if you were to say in an ad "Republican need not apply," you will find some controversy. And if you didn't plan on doing that, what, were you going to ask on an application a person's political party? What does that have to do with renting an apartment?? Trust me, there are plenty of people out there willing to fight you on that...

That is just a pretty shady aspect to base your tenants on. I am not even a Republican, and after hearing what kind of an intolerant person you are, I wouldn't even want you as a landlord. Learn to be open to other people's beliefs...it will make you a better person in life.

Yes. Of course you can refuse to rent to Republicans legally. As long as you follow federal and state laws you can refuse anyone you are uncomfortable with as a tentant. Federal laws are covered under the Fair Housing Ac which you are familiar with. Check with your state laws. The laws usually only cover race, religon, gender and sexual orientation. You may miss out on a very stable renter as many Repubicans place having a well-paid job as a priority. That said, I came to this site as I Googled this very same question. We both clearly want to provide a home to those who share compassionate values and who care about protection of the environment. However, we may both want to find another reason to present to the potential tenant if onen has to provide a reason, as anyone who feels strongly about their politics may present a problem when you turn them down. Good luck to the both of us in finding the right tenants.

You can't discriminate outright, no. But I bet you can find some people who fit your criteria simply by bringing up political topics in conversation and see what topics they express themselves on. You can usually tell if they are leaning to the right or the left. Interview all the people that look, and in the end, choose the more liberal renter who meets the criteria and financial ability to pay the rent on time!
Always cover your butt and protect yourself and the future tenant from committing any acts of discrimination.

No you cannot. You cannot refuse to rent based on creed, religion, or ethical belief. Political tendancy falls under that catagory, and is protected by law.

It is illegal.

The only reason you can refuse rent is because of inability to afford rent, poor reference, failure to meet rental/lease terms, or if the potential renter is in violation of some sort of law.

Perhaps you should not be a landlord.

Punish you? What ought to they do? reward you for being late? there is greater to being a competent tenant than being quiet, which, btw, is anticipated you recognize a thank you to stay extremely with others whilst living in an condominium complicated. i think of your landlord is unquestionably interior their top to refuse to allow you to flow right into a greater robust fee once you have already demonstrated your lack of ability to deal with the smaller one. a clever, suited tenant will pay on time, behaves in a lifelike way in any respect cases, is considerate, would not anticipate to be rewarded for a foul fee background, would not have their BF flow in and characteristic the BF's daughter dozing on the settee. a clever and suited tenant could have called pronounced landlord merely before BF shifting in and BF daughter EVER dozing at your condominium. You made this the mess that's, by way of doing what you prefer, once you prefer, which contains no longer making your fee in a well timed and lifelike way. Is your BF on the hire? If no longer, possibly HE CAN take care of the greater effective condominium? How lots longer is your hire? It sounds to me as in case you may desire to devise forward, extremely than backwards such as you're doing. lifelike people plan issues which includes shifting in jointly, by way of determining that's the greater effective place, can we prefer bigger, my hire is up whilst etc. no longer you. you're late with the money, flow the BF in and you place the little woman on the settee. If I have been the little females Mum, that does no longer be going on! i'm in touch for all of you. Please, be clever, take a breath and get actual with your self. Going on the owner like they owe you something is incorrect. attempt conversing to them lower back, offering your BF as a signer, telling them you're SORRY for having been late, promise to do greater effective, and then do it! do no longer anticipate something for no longer something! IT by no skill WORKS! stable success!

No, can you deny a black person from living in your neighborhood? It's a law about fair and equal housing oppurtuinties. The only thing you can discriminate against is age.

Political affiliation is protected under the fair housing laws. This is to prevent landlords from forcing tenants to vote one way or the other.

No you cannot legally refuse to rent to registered republicans. That is discrimination, and they can take you to court for discriminating against them for their political beliefs.
