It sounds like you have succumbed to the propaganda in the press.
The only thing wrong with smoking pot is that it is illegal. But so is exceeding the spped limit.
You are probably unaware that there is a mind control program taking place to make us all afraid, and to reduce us to slavery. Smoking pot helps to overcome that insidious program.
Have a listen to these two tapes, and you will begin to understand what I mean.

You can always get new roommates and boyfriend too if necessary, but can you get a new house/apartment, or reputation once you've been arrested for drugs? Whose going to pay the fine or serve the time? If you allow it, then you are just as guilty as they. If you own the house it will be confiscated along with all the paraphanelia.

Because when you accepted rent money from them it becomes their residence and they can do whatever they want aslong as they aren't harming the property. Why do you care if they're smoking a little weed, is it that you don't just want the rent money you want to control what happens on the property aswell? You can't have it both ways. Besides tokers are usually some pretty mellow people.

Does your lease agreement stipulate no illegal activity? If so, simply remind them of this, and if not, there isn't much you can do other than ask them not to and if it continues, you will contact the authorities. Are they damaging the home? Do they neglect the place? Do they disturb other neighbors? If so, you have legal rights to report them to the authorities. If it were one of my rentals properties, and the rent was paid on time, the property was upkept, and they were not bothering anyone, I would be hard pressed to say anything. Hard to find good tennants....even stoned ones!

Get a copy of your state law about marijuana & other illegal drugs.
Write them a letter saying they must sign that they will not engage in the illegal activities in your property, including the copy of the law and make them sign it. Let them know you mean it. You could get in trouble from their behavior. Drug laws are written to go after whoever has money or property, that can mean the landlord . Kick them out if you need to.

You have the right as a landlord to ask them not to smoke weed.
You can also alert the police and you can evict them since they are smoking a substance that is against the law.

You are just going to have to tell them that you do not allow tenants to smoke weed in your apts. And that if they continue to do so, then you will have to let them go. Or take them to small claims court.
