I don't want it published, just printed with a hard cover.

Hard cover is more expensive than trade paper. (Trade paper is the large format paperback, rather than the one that fits in a purse or pocket.)

This is the perfect use for a subsidy press. First, search on subsidy or POD publishing, and on the keyword hardcover. Several of the large ones will do this. Try Lulu first, then iUniverse, Xlibris, AuthorHouse, PublishAmerica, Booksurge,Cafepress, etc.

Then, put your material into a file that meets their specifications. And last, send it to them. (If you were to use a POD printer, instead of a POD publisher, you could avoid much of the cost, but you would have to be able to produce the text layout yourself. This is difficult.)

Expect to pay something like $200 in set up fees, and something like $10 to $15 per copy.

If you're looking for just one copy, and hard cover, be prepared to spend quite a bit of money. I'm talking a minimum of a few hundred to a thousand or more dollars. Go to a local printer and have a talk.

Options: print the book yourself on your printer and hire a book-binder to cover it. Still not cheap, but less expensive than having to setup the press for each page. You can choose your own paper (as long as it's compatible with your printer). You'll have to format your pages so that they can be cut properly. Talk to the binder as to how to arrange the pages, and if you want it sewn or glued, etc.
