Very good idea, It is not necessary that you should do it in 10 acres land. Just start in a small house with 2 or 3 inmates and the slowly get donations etc. to improve and to have more people. Initially it may be in a rented house also. If you really start it money will come in and you can do good. In India there are many like this. Also some people doing this as business collecting initially a big lump sum and them monthly amount from the relatives. I do not agree to this. The home should be for the deprived Old ones who are left by their children.

give a head start. All the best for success's of your venture.

Just visit and study about the existing old age homes, then you will know that why the 80 percent old age homes are not success in the aims they are made for. It will help you to run you a successful project otherwise it will be a another old age house like many others.
Getting land is not a big problem you can get it from the donors, the government agencies or raise fund and purchase. First of all you have to register your non-profit (NGO) if you want to run it as a social work. I don't know whether you have any NGO or not. You can run the old age home for the higher income group persons as a profit making organisation but with sentiments to care and serve the aged persons.

Make sure you want to do this for the right reason. Providing care to the elderly can be extremely daunting. There are many things you must ask yourself. From "Am I qualified?" to "Will I be able to see this through to the end?". Guilt is not a good enough reason. If it is what is driving you then I would suggest volunteering at a nearby elder care facility. It will give you great insight to what it is like to care for the elderly. It may ease your guilt as well. Many of the residents families won't or can't visit. You could fill a void in many of their lives.

10 acres?
Check with your local welfare office and senior centers, they could probably point you in the right direction. Also, try interviewing variour other "Adult family homes" and find out how they got started, how they like it, ect... there is a lot of reed tape that younwill have to go through, and training, and training every year for updates in the field, but if you are serious on doing it for the better good, than it will be well worth it!
