Downsides, well she has 2 kids so there will always be an ex involved in her life so you can not be a jealous person, because she will have to deal with him until the kids are at least 18, but if you are really into her I would go for it..

You could always leave your two kids with a sitter when you go to take the beautiful one out. No downside.

The kids could resent you, the woman may not have as much time for you as you'd like. And if you ever went as far to want kids of your own there's a chance that she might not anymore?
