i have trawled the internet to no avail. Any suggestions, perhaps you know hotels or b and b's that have three bed rooms?

Oy, you're brave!! If it's not too cold where you are , why not have a game of flashlight tag in the yard before bed? Get them nice and worn out and then come in and have popcorn and a boys' movie. Try a board game or teach them a card game after the movie. Maybe buy an inexpensive science kit and let them do some experimenting in the kitchen? Make sure all access to the naughty channels (even basic cable packages can get raunchy after midnight these days!) and the internet is off-limits or password-protected for the night. 10 year old boys of today are the 15 year old boys of our day!! Most of all, take cues of what they want to do, within reason. Don't have a set-in-stone agenda for the party. What seems like fun to them today may not be met with as much enthusiasm tomorrow. Good luck and schedule a family nap for the next day. You'll all need it!! hehehe

All lovely places - I've used it three times and every one's been great. You should find something near enough to Aylesbury and the price will be keen.

Olympic Lodge at Stoke Madeville Hospital have some bigger rooms ... Worth a try
