What does he like?
A lot of sports centres will host five a side football/swimming/badminton etc parties.
Bowling alleys also have parties for 'teens' too - usually with a burger and fries and a couple of games.
Cinemas do packages too - you get a ticket and some sweets/popcorn and drinks.

Is he into skating (skateboards)? Most parks these days have skate facilities that you can rent out. Do a party at the park near the skate facilities and use that as your theme.

a park. call the park and ask if they have any places that you can use for a b-day party. you might have to pay a fee, but it is worth every penny. the kids can run and play. plus your home does not get messed up.
