How about, "I am so sorry that this is happening, what can I do to make you more comfortable? Is there anything I can take care of for you that you are concerned about?"
Don't pretend like they aren't going to die, that's really insulting. But you don't have to discuss it in detail either. Just be sympathetic, and a good listener. If they introduce the topic of death or after death issues like funerals or pets, it's okay to talk about it. Being there is the best thing you can do for someone.

Make sure they have heard John 3:16 "For God so loved the world that he gave his only Son, so that whosoever believeth in Him shall not perish but have eternal life." That's a promise.

Then say a prayer each morning that God would direct your mind and heart toward the best things to do in the next 6 months. I am sorry to hear about your news. We are all going to die one day tho, it's just a matter of when.

Death is not the end but the beginning of a new existence.Make sure he/she dies with no pain,enjoy every moment of the time left and tell him/her how much you love him/her.All in all for each of us it might happen at any moment to go.

You need to listen more than talk. Let them lead the conversation, and don't make the mistake of complaining about your problems. It couldn't be worse than theirs.
