just a rough idea please costwise how much to build an extention on the back of my kitchen, two storey as to made the kitchen a lot bigger and to create a new bedroom for our new baby

Try about £1,000 per square metre ground floor plan. Add in kitchen fittings (anything between £1,000 to £10,000) and any "special items", such as bathrooms, Moving doors (£600), knocking trough (£1,000), an agravation factor from 5-20% for difficult site access, sloping site, need for deep foundations or drainage in the wrong place.

Get some rough sketches done and get 3 quotes, in writing, all based on EXACTLY the same information, so you can compare.

will depend on the size of the extention and how much ground work will be involved and where abouts u live i had an 2 storey side extention and a single storey rear extention 2 years ago as the local council would not let me extend 2 storeys at the rear only one due to light issues it would be worth looking into if u would be allowed a 2 storey at the back as most local councils do not allow this the total cost for all my building work was £42,000 as they had to dig out 142tons of garden and build a reataining wall before work could start the foundations for the buiding work the cost of the 2 storey side extention alone was about £27,000 i live in yorkshire building work down south will be a tad more i'd have thought

Hi,do any of your friends know builders they could reccomend.I got an extention on my Kitchen & next to that a 18 foot bedroom.
I live in a bungalow & not allowed to build up.It cost us £8,000.
My kitchen is now 18 foot cost under £5,000 for fitted kitchen.I live in the north east.

get a few builders to come around a quote because without actually knowing the exact size and that very hard to give you an idea but before you even think about it make sure you can get planning permission.
