Ah, wonderful question. I have been pondering this myself. So here are my ideas on the subject.
People play mind games and are two-faced for many reasons.
1. They want the "popular" people to like/notice them so they screw around with other people. 2. They have low self image or esteem and get off by trying to mess up someone else's life so theirs won't seem so crappy. 3. They think that by playing mind games they have power over that person.
Personally I would realize that whomever is trying to screw you over is probably very sad, scared, and small and not worth your time. Try to avoid them, but if you can't make sure that you don't give them any power over you and you will be fine,

Because they're afraid of expressing their true feelings and emotions so they use mind games as a protective emotional barrier. We all do it sometimes.
