The guru does not have to be a mortal. For example, Sri Guru Granth Sahib, being a scripture, is itself a living Guru and immortal in the sense that it cannot "die" (since it is not a person).

Sri Guru Granth Sahib is itself Guru("Guru maneo Granth"). You need enlightened mortals only to make you understand the message of the Granth.

For sikhs, Guru Gobinds singh was last guru and he forbade sikhs to follow any mortal guru afterwards...hence he dictated that henceforth there will be no living guru for sikhs...they should treat Guru Granthh Sahib as their guru..as it will continue showing the path towards Truth.

True sikhs do not accept any mortal being as guru now. (Those who believe are expelled by Sikhs... Nirankaris and radhaswamis are examples)

However, on a universal note....when a student is ready, guru appears anywhere as a book, or as a human...or as the mind of the student itself

Of course yes ! All the Prophets, Avatars, Gurus, Babas and so on are mortals who only spread God's message. Only the one true God is immortal. Call him Allah, or Bhagwan or God, but remember he is one, if there were two, they would have started a war of supremacy in the heavens !
