OK thanks for the reply they are great but we're 50/50 so let me ask this if you were house hunting would you spend an extra $14,000.00 over your budget to have both.

If I had the money to spend yes but if on a tight budget no. You can always build on later.

For a dining room i certainly would spend money over my original budget how much depends on the room etc. For the laundry no cause I think you can figure out a way to put laundry in if you have a house not an apartment.

Laundry. If its in the budget go for it. Front loading machines 2 ex. large washer & 2 ex. dryers. Large folding table that folds up. Deep Storage for 9 large rubbermaid totes. The list is endless, much like my laundry, I'll have to stop day dreaming my laundry is waiting.

yes because when it comes time to sell,not having either will be a big negative.
