It really depends on how the church effects the property. For instance is there a lot of annoying traffic or people parking in front of your home when you dint want them to? Does the church have bells that are loud and disturbing? Is there trash on the streets, do they have outreach programs that bring a lot of distraught people? Is the church an eye sore?...etc. It really will depend and is different in every neighborhood.

Yet this could also be a selling feature for someone of that faith. They might really like the idea of being close to this religious institute and it might be worth more to them than someone of another faith.

It really shouldn't make that big of a difference unless it's bringing negative properties.

But really the home value is made from comparing other recent sales within the area and the condition of the home. What is around it is really dependant on the person buying it.

No. I just closed on mine yesterday, right across the street from a Baptist Church. The value is determined by other homes that are similar in design, age, appeal, size, etc. that have sold in the area. It is personal choice to purchase near a church. Some people would not want to reside there.

as a real estate agent we do a comparison study and make sure that all the homes/churches/property are valued at or near the same level when we put a property up for sale.

Generally, a church doesn't affect home values much.

A fire station nearby increases the value, and a mall nearby decreases the value, though.

It depends on the area. If it is in a good neighborhood then it should not effect the price.
