j3nny3lf you are wrong, the dog in The Wizard of Oz (Toto) was a Cairn terrier, not a yorkie.

But to answer the question they are both relatively small dogs, and if trained well should be non destructive. Any dog can be destructive- it isn't a trait of a particular breed.

Yorkies aren't much bigger than a cat. Toto, in the Wizard of Oz film was a fairly large Yorkie. (I stand corrected, Toto was a Cairn terrier. I recall reading somewhere that he was a Yorkie. I was wrong. However, the size of a Yorkie is still about that of a house cat.)

Any dog can be destructive if it is badly trained, but a very small dog like a pug or a Yorkshire Terrier can't do much damage at all to the structure. They may chew up your tenant's shoes, but that would be about the worst of it. A one time non-refundable $250 pet deposit would probably cover any damage something so small could do.

What does your lease say about pets? Do you have any other tenants- what's good for one is good for another. You may consider putting a non subjective clause that can be understood by both parties- rather than "small dogs"- "...dogs no larger that 25 pounds and 15 inches in height when mature ..."-- if you let in dogs, would other tenants be looking for permission to have cats?
As another answerer noted , smaller dogs may be very noisy. You may want to have a noise section in the lease that gives you some legal remedy to have the pet or the tenant removed before your other tenants start leaving.

I think whether dogs are destructive - regardless of breed - varies more with how vigilant the owner is about supervising their behavior than it does by breed of dog. Case in point:
"You might try offering the landlord a sizable deposit to cover any damage your dogs may cause. Just be sure you get something in writing spelling out the particulars and insist on a walk through when you leave. Not to play devil's advocate or anything but dogs do tend to have a distinct odor that us dog lovers get used to. I have five dogs in the house and I know at times it would probably smell funny to an outsider. You might also try offering to have the carpets cleaned and deodorized." - From a pet lover who's trying to rent.
Read the rest of the dialogue at the site below. Many landlords simply refuse to rent to pet owners anymore, which is a darn shame, but is a personal choice.

If you own the property you should know that people often have problems house breaking these small breeds. Most are not terribly destructive but they can do some damage chewing on things. But the housebreaking is the big issue with small dogs.
Yorkies will be less than 10 pounds
Pug will be about 10-15 pounds
Yorkies are barkers and they are terriers and can be somewhat aggressive little dogs. They do not know they are tiny and will often be hurt taking on bigger dogs.

As a past pug owner as a rule pugs are a good inside dog as well as a Yorkie i guess it depends on how your tenants
treats them but as far as destructive i don't think you will have
to many probs

Definately a pet deposit. Toy breeds are very difficult to house train, and many owners choose to "paper train" which is NOT effective and teaches the dog it is okay to use the bathroom in the house.

Any dog can be "destructive," that is by soiling, chewing, the normal stuff. However, if the tenants are responsible, and supervise and crate train, then there should be no chew damage.

If you get a small dog you would be better to get one from a pup and make sure they have plenty of toys,chews,bones and love and attention.We have 2 yorkies and the only thing one of our yorkies is destructive with is the mail,appart from that they are great wee dogs but they have to be treated properly otherwise they could be a problem but that goes for any breed big or small.Good luck hope this helps

Both of these breeds are really small. No dog is necessarily going to be destructive, but puppies will have accidents and chew on things more than adult dogs...if you are worried about the potential for pet related damage, have them pay a pet deposit. Every apartment complex I've lived in charged a 200-300 pet deposit.

the lady downstairs in my condo had a yorkie and it peed and pooped all over her carpet was a mess. It depends on the owner, i guess, if you trust them to keep the place clean and not let the dog destroy it then it should be fine. some dogs also make a lot of noise that might make other people complain, so you need to consider that too.
