It sounds too good, especially given the fact that she's dancing along with it. Oh, and I heard a lot of others singing that night that were nowhere close, with the exception of Christina Aguilera, who was sitting most of her performance. The parts where her voice is doubled, I'm smart enough to know there's a recording.

The end sounds real, but it's so loud and clear, it's like, is she really that good?

I read all your answers, and re-watched the video again.
You have to watch the part after the dance routine at 3:45. That part sounds more natural than any other.
In my opinion, it's lip-synced, because it's too incredible not to be. I think they recorded a very "live-sounding" session, to make it sound real, without being real.
I agree Panic at the Disco didn't sound good, but it's hard to make the case that everybody should sound that way (even though it might be true). I'm going to pay attention to live performances more often from now on; I don't wanna get duped.
It's true it doesn't look like she's inhaling, but she could just be good at hiding it. Her voice is meant to be at a high volume; if you ever listen to her talk at a normal tone, it doesn't sound right.
I'm putting the answers to a vote, since in my mind, it's a tie between the Panic at the Disco comment, and the inhaling comment.
