The purpose of a lease is so you MUST complete it. If you just leave, you will most likely lose your deposit AND still owe to the end of the contract. Check and see if there is anything in the lease about giving notice to vacate. Your landlord might allow you to get out of your lease if you find a replacement.

Double check that - a lease is supposed to lock you both in to the entire length of the contract. If it is one of those off the shelf contracts then your landlord may have used it for convenience and has no intention of going after you for the balance owing on the remainder of the lease. Your best bet is to ask him/her, and get it in writing.
