I need to remove about 1/4 inch of jipcrete that is a high spot in the floor. Unfortunately it's where the door is so I won't be able to open it if I add my flooring on top of the jipcrete.

Gypcrete can be sanded. If you have only a small area that is high a belt sander might work. Otherwise rent a floor sander.

Modify the door to allow it to open over your addition.
