There's a house in the neighborhood I desperately want to live in, it's the right size and it's in my price range (while most are WAY too expensive), but it's got a VERY (VERY!!!) tiny kitchen that would be tough (and expensive) to add onto with the roofline, and REALLY dated decor (because it's an old couple moving out.)

Should I buy it anyway??

It really depends how much time you spend in the kitchen. If you cook a lot (and feel you couldn't tolerate the small space), you might consider looking at some other homes. Then again, if the other homes in the neighborhood are going for far more, it'd be a good investment (to simply resell) even if you never live in it at all. The decor is no problem- usually there are easy ways to fix things, replace things, or cover them up. It seems like you want to buy it though- so go for it! Worst case scenario is that you collect a little equity and sell it down the line.

Since most of the houses are more expensive, this might be a great investment for you even if you don't expand the kitchen. Sometimes when we hesitate, there is a good reason why we let the purchase slip away from us, and it just wasn't meat to be. However, if you feel you would have tremendous regret, I would take immediate action to buy it now. Once your in the neighborhood of your dreams, take time to fix it up a little at a time. No one can look into the future, it's difficult to know if you bought it hastily, you could feel more buyers remorse if it extends your budget too much to fix it up the way you want.

Sometimes you can add space to a kitchen by taking out an inside wall and making an open floorplan. Ask to see the structural drawings so you know what can be done. If you buy it and then have to live in this tiny kitchen with no hope for changing it, it could become a real annoyance over time. So consider carefully, but realize that if it is priced to sell, it may go quickly.

call around to companies that revamp homes and ask for estimates for work on older homes they should at leat be able to give you a guestamite :)....good luck and i hope you get your dream home
