I've lived in California all my life. I definately get your drift about the housing. Although I LOVE living in California, the cost of living here is just getting to be too much. And it will only get worse over time.
As soon as my daughter graduates from high school, we're out of here. So far, we're thinking about the Austin, TX area. I was looking at a website for one of the home builders near Austin the other day. A quality new homes builder was offering, for example, a 1,600 square foot home, 3 bd/2 bth, with a beautiful, open floorplan for as little as $150,000. Where I live, the cheapest price you'd have to pay for that kind of new home would be over $500,000.
Especially coming from California, where the weather is so incredible, there are so many things to consider. Have you ever tried the Sperling's Best Places website? There is alot of helpful relocation information there - crime data, cost of living, home prices, weather information, etc. I can't think of the exact url, but just do a search for Sperling's Best Places and you'll have no trouble finding it.

this is easy to research on the Internet and several magazines do best places to live. decide whats most important and they do it rate by those factors.
can you deal with WEATHER? if your so cal real weather may take some getting used to. also look for politics you can live with.
and there are some more rural affordable in cal still.
HUD website also has info first time home buyers.
its a long road and lots of paperwork but good help from them.

Here in the LOU cost of living is cheap. KC is nice too... and cheap (overland park Area is nice and affiordable) For a HUGE house in these two places you would spend about $200k whereas in CA same house $750k... or more. Look at realtor.com and search cities. compare home prices.
then post a question here and ask about the area.

Texas! But stay away from the larger cities like Houston, Dallas/Ft Worth, Austin. Go for the mid- to small-sized places. We're in Bryan/College Station which is just about right, not too big, not too small though it's growing fast right now and has just about everything we need, and it's only about 90-100 miles from Houston.

AUSTIN, TEXAS ...........IT'S BEAUTIFUL IF YOU COULD AFFORD TO BUY A HOUSE ON THE LAKE!!!!!!!!! THERE IS 6TH STREET AND ALOT OF MUSIC VENUES AND ALOT TO DO IN AUSTIN. IF YOU ARE INTO MUSIC IT WOULD BE THE PERFECT PLACE, THE PEOPLE ARE REALLY VERY NICE TOO.

Go to Southern Oregon, one of the best guaranteed. but not if you're going to bring liberal poltiics with you or are a big city type,.
