Come on man. This is a no brainer. Continue to call the police and follow up by writing to the city counsel/mayor/magistrate, get other residents involved in complaining to property manager and police. There are plenty of laws. But what's a law if the property manager and police don't enforce them.

Where the hell do you live! the police are bullshitting you or you didn't call 70x's. Get Real..If what you are say if true, get a "police" printout of your calls, and their visits. Go to small claims court/approx $30-40 (you'll get it back, because you will WIN) - sue the shirt off your "landlord", under the act - everywhere in North America, it is the RESPONSIBILITY of the LANDLORD to provide and MAINTAIN the security and safety of his/her Tenants!! - go for it, I will guide you thru it... Sue for all your rent that you have paid since this began, for pain and suffering, caused by lack of sleep, the threats, and so on and so on... in your state there may also be a clause that the State set on a Penalty to the owner of your bldg, in Ontario, Canada it is $5,000.00 - find out and sue for the MAX...then you'll have the money to move out of there - PS - you and also sue for your moving costs...

Its disturbance of the peace, look into your yellow pages if there is a tenant association in your city and keep on calling the police.
I had something similar happening, they got three warnings and then they got evicted. You and the neigbours have to unite and sign a letter and provide this to the landlord, keep copies. If the landlord won't do anything about it, get together and see a lawyer.

as far as i understand, human beings won't be able to turn the television, the radio or some thing with regards to volume up after 11 pm in Singapore in accordance to the regulation there so as long as they don't look making any severe noise on the on the spot, you'd be positive. If no longer, you've the right to carry them to blame for that and subsequently you shall call the police. Please merely be sure you have some acquaintances because the forged witnesses so someone'll in no way ruin out with it.

There are laws which need to be adhered to.. noise is to subside at 10 pm.. if you haven't reported this already, is long overdue. That includes loud music. Any disturbing noise.
There are also laws about loud swearing across the fence.. if it is a teenager, the parent remains saddled with the responsibility.

It's called "disturbing the peace". If you can't get the police or the landlord to stop them or do something to curb the disturbance, then you should take the landlord to court and sue his butt off. I bet after that he will do his job and evict these tenants once and for all.......

You need to find your town's noise laws. Most towns don't allow loud noise after 9 or 10 pm.
