The lots in this are are 80x125 and houses are close together I like the privacy myself but do you think it would be a selling point?

A fence in your backyard would definately catch the right buyers eye. I believe most buyers would view a new fence as a plus for any property. And I am sure, true to your question, it will add value to the property when you sell it, recouping at least your investment. As to the actual work of doing it? I'm not sure trading dollars to build a fence just to attract buyers is worth the effort. Consider spending, for example a few thousand dollars on a fence and all the trouble of actually building it, whether it is you or a contractor. Once it's all said and done, you will recoup your investment, but I doubt you will make "anymore" money because you have a fence and your neighbor doesn't. Weighing the actual construction and investment vs your gain when you sell should be something to think about.

There are basically two ways to make money on real property....update it and/or time.

Personally, I'd like the fenced-in back yard, especially if my kids were still small or if I had pets.

Since the lots are small, a wooden panel fence might make the lot appear even smaller. A panel fence would be more secure, however, and would provide that much needed privacy.

Whatever you do, make sure that fences are allowed per your homeowners' association if you have one. Some communitites have rules about where the fence can be placed as to property lines, but if possible, try to make sure you put the fence just inside your property lines. You might have to pay to have a survey completed to make sure where the lines are located.

It would completely depend on the buyer. Personally, I don't like fences and there are some subdivisions in my neighborhood that don't allow them because they're considered "unsightly". I'm kind of inclined to agree with that, particularly when you're surrounded by 3 different kinds of fencing. Also, aside from giving your house the look of an 1800's fort, a wood fence is a ton of maintenance and that could potentially turn off some buyers. I think you need to look around your neighborhood and see what percentage of homes have fences. If most of the neighborhood is fenced, then it shouldn't take away anything from your selling price.

Absolutely!! A big selling point for sure. A lot of people prefer privacy not to mention most people have dogs and children that they would like to keep fenced in.

Without a doubt a fence is a good amenity.
Beside all the other reasons, children, pets, privacy, etc. there is a subconscious effect that a buyer gets from knowing exactly what they are buying and will own. I call it the "its mine" feeling. Moreover it says it is home.

NO... to me, seeing a fence in the backyard is a sure sign of problems with the neighbors... because THAT is the only real reason for going to the expense of putting a fence up.

I would seriously avoid ANY house with a fence around the backyard.

I would prefer a fence, and I think that people with small children or pets woul like it, and privacy is also a big factor, if the fence is attractive why not go for it?

I would like it but it depends on the quality. If it's a nice area a black wrought iron fence is bast. If your neighbors are slobs a privacy fence is best. Chain link is for poor neighbor hoods or out in the country.

Would be for me. Most other people too I would think. It would be great for their kids if there were any... and for me.. I have a small dog that I let out sometimes. I would have to fence it if it wasn't already. AND....if you had no kids and no dogs, it would keep other peoples kids and dogs out of your yard. So yes, its a great selling point. They can take it down for free but not put it up for free. m
