As a REALTOR I can tell you that it probably will not increase the value at 100% the cost it takes to build it. So I would not add a deck just for the sake of selling the house and looking for an increase on that investment. However if you will enjoy the deck, go ahead and build it and hope you come out even, and had the great use of this deck.

Short answer: none or very little. If two identical houses are side by side and one has a deck but the other doesn't. The house without the deck sells for $150 a square foot, then the other will be appraised at $150 a square foot.

I thought the "rule" was it adds the same value as what the deck cost at the least.

nothing. Decks add little or no value upon resale. And an 8X10 deck is very, very small. Sound more like a landing or porch.
