it wont be dramatic id bet. Not near what youll spend. But its a great thing to have. A little bit is very fair though and it will bring hours of enjoyment. Congrats

Not much. You can list it in the features of the house, but dont expect anyone to say "I've just got to have this house, They have a deck." Everyone has a deck, and unless its some insane design, you will get more out of it by using it before you move. That's where the value is.

If the deck is replacing a damaged old tiny balcony it will add to the value more significantly than if it is replacing a balcony in condition. Honestly though, the total increase in value to your home will be minimal - the cost of the deck if you're getting an amazing deal on it or doing the labour yourself.

it depends on the area you live in and the current value of the home, but usually it will add the material cost times around three to the value of your home. but if you live in an area where the economy is slow, it wouldn't add much value. it also depends on a few other factors too such as what type of material you use to build the deck and the style of the deck. please also consider the proper placement of the deck, you wouldn't want to put it where it would be inaccessible, or where it gets too much sun, shade, etc...
