Brand New Community..Way too many houses avaialble. All Schools are brand new, New shopping centers. Puts you in between. An Hour to LA one direction and One Hour to San Diego the other direction.

In general, the safest neighborhoods in San Diego are north of the 8. There are some south of 54 and east of 805 though. However, no neighborhood is crime-proof as the recent Chelsea King story proved. There are plenty of community colleges in San Diego so being within driving distance of one is not a problem unless you live up in the mountains or in the desert. As for apartments, I have no idea what the rents are. You'll have to find an agent or start checking out the rental sites.

The nightmare of southern California is the traffic. You should pick the location based on the location of the jobs. Don't look at distance when chosing somewhere to live, as it will always take much longer to get anywhere than it should. Gridlock is part of daily life.
I live in Orange County near the beach. It is a nice area, and I would recommend it. I can't say I know of anywhere in southern California where you will find affordable housing, unless it's in the heart of the ghetto (not exactly low crime). And even that is overpriced.

Affordable? Go L.A. Low(er) crime ratings? San Diego is best.
I live in the San Diego area and there are some areas that are not eye-poppingly expensive, but it takes some work to find them. Good luck to you.

If you have the money, I'd try looking along the Los Angeles/Ventura County line, including the far Western San Fernando Valley. Woodland Hills, Calabasas, West Hills, Hidden Hills, Agora Hills, Chatsworth, Northridge, Simi Valley, Moorpark, Westlake Village, Thousand Oaks, and Camarillo are all nice area and not too far from good-paying jobs. Crime is far lower than most areas, particularly in Ventura County, and you can actually send your kids to public school.

If I were you, stear clear.But if you have to, I would recommend Coto de Caza, it is a gated, protected community. It is pricier as well with monthly dues. Many neighborhoods with nice, affordable housing require some sort of association fee for upkeep of the grounds. Ladera Ranch is also like that, but it is much bigger than Coto but is not gated. One area within Ladera is gated, but houses there are above 2 million dollars. That does not say affordable to me.

Well, San Diego's beautiful, but not affordable. I take that back. San Diego's not beautiful at all. Go to LA. It's great there- and I hear they need more people to clog up the highways.

Glendale, Montrose, La Crescenta, Pasadena. All have low crime rates and are somewhat affordable.

You'll need at least 600-700K for a house anywhere in southern CA. And in most places here in LA, it will get you a post-war-era box in a sketchy neighborhood.
