If you are just wanting a plan drawn, check out your local colleges or universities offerring degrees in architecture. Consult a professor about students who might be interested in helping you. The school might also be able to give you information on building codes, plumbing permits, wiring permits, etc.

Before actually beginning construction on such an extension, approval usually has to be issued, in writing, from the city you are building in. This approval does not always come from the same agency. Be sure all your "ducks" are in a row.

Find an architect.

You can sketch it up yourself, find a surveyor to do an accurate survey of your property, but unless you know what you're doing with regards to applying for planning consent and building warrant, your drawings will remain just that - drawings.

Ask around to see if anyone has dealt with architects before, even just look them up in the yellow pages. The Architect's Registration Board has a search facility so that you can search for architects in your area by postcode. See the link below.

architects are usually the only people councils will accept communications and drawings from - go to your local council department relating to buildings and ask if they can tell you who they usually/most often receive applications from - believe it or not they will often give you this information but stress they are not recommending anyone. You then have to approach them yourself. This will give you a fair idea of who will most likely get your plans approved and is a fairly safe bet on not getting conned.

You will need an architect to do it, you will work with him on what you need and want, but he will do the drawings that are submitted to Planning and Zoning when you apply for your building permits.

Also if you are hiring a General Contractor to do the work, they may have someone they use for this task.

an architect but check out their credentials before you sign any contract. trust me i've been ripped off with plans before and waited almost a year for the finished papers which cost an aem and a leg. remeber to apply to your local council for a building warrant if i remember correctly its £135 good luck

If you live in Exeter (Devon)..i can give you a surveyors phone number , who drew plans up for my extension and he also got a builder in to work out how much it would cost to build for me, he was pretty reasonable (price wise)

if you are in England try the yellow pages for an architectural technician/technologist, they should be cheaper than an architect.
also you could try the local authority as some are in partnership with architectural techs.
