The first thing you see as a prospective buyer is the floor. That is what sets the first impression. Hardwood looks great but the return of value for the investment is a low ratio. Modern laminates are great. They will give almost 100% return on investment if you shop wisely. Once it's down, the best is worth no more than entry grade so don't over spent or get over sold by a slick salesman; (I know because I am one). Don't go too cheap either. If you are going to be there for three years, the bottom of the line stuff can begin to show signs of wear. Keep it conservative, meaning, don't get too exotic of a pattern such as bamboo or a bold splated maple. Go with a medium tone oak or something like that. Laminate is definitely the answer since it is the easiest flooring to self install. Have fun and thanks to both of you for serving all of us in the military.

it all depends on if you want to spend to money on hardwood, weigh up whats better, you could pay to have the carpets proffessionaly cleaned and it may save you a great expense, but if you have your heart set on hard wooding the floors and feel you would get more on your asking price then replace them, but always remember, when people move into a house they will put their own taste and stamp to it and could possibly simply move in and carpet straight over your wooden floors, Hope this helps xxx

had a client buy a house and then geta transfer. I asked them to remember back when they looked at the house what was the big thing that they saw that they didn't like? They said it was the roof. I told them to repair the roof and they did and sold it within a month. If the carpets are worn or dirty or if your neighbors have better floors than yours then consider it. There are all kinds of types of flooring out there. depends on how handy hubby is and how much time and ambition. Nice wood floors sell.

i think it would definatly help the resale -- but i don't know if you want to go with hardwoods -- (the best place for those, and cheap, is lumber liquidators) ... but if you already have laminate in the foyer and dining room you might as well put it in the den too -- its going to be much cheaper -- and VERY easy to install. good luck! (my hubby's in the military too -- totally understand)

Hard wood is pretty expensive and in three years the resale value of your house will probibly not pay off.
The housing market is starting to slump and although prices have soared in the past 5 years they are starting to cap off. If the floors are in decent shape and you can deal for the next three years I would not replace the floors.

If you can afford it, go for it! There's no replacement for hard wood floors and it will definitely get you money when you sell...as long as it stays nice... that means if you have a big dog, his nails will scratch it. You might want to think about doing it just before selling...
