Only ykphil is sort of correct.

Hong Kong is the name given to the Special Administrative region of Hong Kong, which Includes Hong Kong Island itself, the Kowloon Peninsula, and the New Territories.

When the British arrived they inhabited Hong Kong Island and Shortly after the Kowloon Peninsula as well, when space started to run out the British negotiated a lease of 99 years on the new territories, an area of land that stretches from the top of Kowloon (boundary street) up to what is now the China border, it also included the Sai Kung Peninsula and the Outlaying Islands, which includes lantau island.

When the British handed back HK to China, it was after the expiration of the 99 year lease on the new territories, but they chose or negotiated to hand back the entire colony to China instead.

The difference? None, they are all in an area called the Special Administrative Region or SAR. It is an area where capitalism can be practiced. Shanghai and the island of Macao are the other SAR's. Hong Kong is the island and city just across the bay from the Kowloon city and penisula. The new territory is the remaining area other than Hong Kong and Kowloon up to the border with Mainland China. That border was established when Great Britain ruled Hong Kong over 100 years ago.

These are the three main areas in the Hong Kong Special Administration Region. The New Territories and Kowloon are, to my knowledge, on the mainland, whereas Hong Kong is actually on an island. Lantau Island is another island, you will find the international airport, Disneyland and the big sitting Buddha there.
