We have a one car port in our home that we were interested in enlcosing and make it a game room. Though someone told me that this would actually decrease the home's value. Does this make any sense at all?

<>It would depend on the parking arrangements at the house. Is there a driveway where a car could be parked even without the carport? A carport is not as valuable as a garage when it comes to resale value. There are a couple things you could consider. One is to go ahead and build your play room, and then build the carport in front of that (toward the road) if you have the room. The other might be to build a garage and put the play room above it. Now, that would really add to the value.

Yes.. they know what they are talking about.. when a person buys a house.. they would be turned off if there was no place to keep t he car.. Many people(out of their minds) will have a garage attached to their house but they will remove the garage door and turn the garage into a living room.. This is WRONG particularly if they ever sell t he house.. Their house would be devalued because it has no garage.

yes most homes are appraised by heated square ft. but no garage is an instant deduction. maybe greater than the value of heated footage added.also most buyers will have a car. not all will play pool
